Begin the southern exposure audit by performing a high-angle visual scan of the building’s south and southwest elevations during mid-day when the sun is at its zenith to identify localized gloss-loss or matting which indicates the initial stage of UV-induced binder degradation. Focus your inspection on the horizontal-to-vertical transitions such as the tops of window casings, mid-wall decorative belly bands, and the upper edges of siding laps where solar radiation is most intense and remains perpendicular to the surface for the longest duration. Perform a finger-swipe chalking test across several points on the siding; if a heavy, white oxidized powder transfers easily to your skin, the paint’s resin has been destroyed by ultraviolet light, leaving the pigment unprotected and rendering the coating porous to wind-driven rain. Examine all dark-pigmented sections specifically for thermal-blistering where high heat absorption has caused the siding to off-gas or moisture trapped in the substrate to expand, forcing the paint film away from the surface in small, brittle bubbles. Look for dimension-shinkage in wood trim members, identified by the appearance of unpainted lines or stripes at the joints where the wood has contracted due to solar desiccation, pulling away from the original paint seal. Check the elasticity of the caulking at all southern-facing penetrations by attempting to indent it with a fingernail; if the material is glass-hard or has developed stress-fractures at the edges, the UV stabilizers have failed and the joint is no longer weather-tight. Finalize the audit by inspecting for tannin bleed or extractive bleeding on wood surfaces, as the intense southern heat can draw natural oils through the paint film, creating unsightly brown or yellowish staining that indicates a failure of the primer’s sealing properties.

Pro Tip

If your south-facing paint is chalking but the north-facing side is perfect, don't just top-coat it. The chalk creates a bond-breaker that will cause new paint to peel within a year; you must perform a pH-neutral wash to remove every trace of that white powder before the new resins can bite into the old surface.
