Begin the inspection by clearing all dirt, organic debris, and standing water from the expansion joint gap using a stiff-bristle brush and compressed air to expose the bonding surfaces of the concrete or masonry. Visually trace the entire length of the joint—typically located between driveway slabs, at the garage apron, or where a sidewalk meets the foundation—searching for cohesive failure where the sealant has torn in the center or adhesive failure where it has detached from the sidewalls. Use a blunt-tipped tool to press into the sealant to confirm it remains elastomeric; if the material is rock-hard, crumbling, or has been replaced by rigid mortar, it can no longer compress during thermal expansion, which will inevitably lead to spalling or corner-breaking of the concrete slabs. Inspect the backer rod or filler material beneath the sealant to ensure it is not waterlogged or protruding, as this foam cord is critical for maintaining the proper hourglass shape of the bead which allows for maximum elongation. Look for stone-incompressibles such as pebbles or coarse sand that have become embedded in the joint, as these act as wedges that transfer stress directly to the slab edges during summer heat. Finalize the audit by checking for bubbling or pinholes in the sealant surface that suggest the material was applied over a damp substrate or during extreme heat, creating a breach that allows water to penetrate the sub-grade and cause soil-piping or frost heave beneath the slab.
For horizontal joints, always use a self-leveling (SL) grade sealant rather than a non-sag (NS) grade; the SL version behaves like a thick liquid that automatically seeks its own level, ensuring 100 percent contact with the sidewalls and a perfectly smooth, professional finish that resists debris accumulation.
